Checking and Securing Properties
Sorting out a property after a loss can feel like a lot, but it’s manageable with the right steps. You need to know who owns it and keep it secure. We’ll walk you through it, so you’re not alone.
Step 1: Check Ownership
Visit the HM Land Registry online, enter the property address, and pay £3 for a title register copy. It’s a quick way to confirm if they owned it outright or jointly. Look for mortgages or charges too; those details matter for what’s next.
Step 2: Lock It Up
Make sure the property is secure; check all doors and windows are locked. If you’re worried about access, consider changing the locks. It’s a small step that keeps things safe while you sort the rest.
Step 3: Notify the Insurer
Contact the home insurance provider, let them know about the death, and check the policy still covers it. An empty house might need tweaks to stay insured, so don’t skip this. You’re in control here.
Step 4: Handle Tenants or Vacancy
If it’s rented, tell the tenants what’s happened; they’ll need to know. If it’s vacant, double-check security and insurance. Either way, you’ve got this covered with a bit of care.
Tip: Keep a record of the title register and insurance updates; it’ll save you time later.
Step 5: Plan Ahead
Once ownership’s clear and the place is secure, you’re set to deal with probate or a sale. It’s a big piece sorted, and we’ll guide you through what follows.
